Older housing,
older pavement

Sellersville has a lot of pavement that has been in the ground a long time. Much of the borough housing predates the driveways serving it, which means drives that were added later, frequently to whatever standard was normal at the time, and patched repeatedly since.

That history is genuinely useful information when deciding what to do next. A drive that has been repaired in the same place three times has a base problem, not a surface problem, and continuing to patch it is money spent to delay a decision. A drive that has simply oxidised over twenty-five years without structural failure is a resurfacing candidate at half the cost of a rebuild.

Edges fail first on older borough drives

Older residential drives here often have unsupported edges — nothing but soil holding them, and that soil has been eroding since the drive was laid. Once the edge crumbles, water enters from the side and the failure works inward. Rebuilding the edge and shouldering it properly is among the higher-value repairs on an older drive and it is frequently overlooked.

Questions

Sellersville
questions

My driveway has been patched several times. What now?

If the same area has failed repeatedly, the base underneath it has gone and patching the surface will not change that. The choice is a full-depth repair of that section — cutting out and rebuilding what is beneath — or, if it is happening in several places, accepting that the drive needs replacing. We will show you what we are looking at rather than asking you to take it on trust.

The edges of my driveway are crumbling away. Is that serious?

It is worth dealing with before it spreads. A crumbling edge lets water into the base from the side, and the failure works inward from there. The fix is cutting back to sound material, rebuilding the edge, and building the shoulder up alongside so there is something supporting it. Left alone it eventually becomes a whole-driveway problem.

Is my old driveway worth resurfacing?

Often, yes. Age alone does not condemn a driveway — what matters is whether the base is still carrying load. A twenty-five year old drive that is grey and cracked but not deflecting or sinking is a good resurfacing candidate, and it will cost roughly half a replacement. We will tell you honestly which category yours falls into.

Do you do small repairs?

Yes. Crack filling, a single patch, an edge repair — all worth doing and worth doing properly. On a drive that is otherwise sound, small maintenance is what keeps a replacement years away, and we would rather do that work than wait for the bigger job.
