Grading looks like moving dirt and is really a decision about drainage. Positive fall away from foundations, somewhere for water to go that is not your neighbour, and no low spots where it can stand. Get it wrong and you get wet basements, standing water, and pavement failing from underneath.
In Warrington’s newer developments, lots are often tighter than they look once you account for setbacks and easements, and there is frequently less room to grade to than on older properties. That makes it more likely the answer involves a drain rather than simply a slope — worth knowing before you budget.

Do I need a permit for grading?
It depends on the area of earth disturbance and whether you are changing stormwater runoff. Warrington Township sets its own thresholds, and anything creating a new access onto a state route such as 611 or 132 additionally needs a PennDOT permit. We will tell you what we think applies; the township is the authority.
Can you fix a wet yard?
Usually — by regrading to create fall, cutting a swale to intercept and redirect, or installing a french drain where there is nowhere to grade toward. On tighter development lots the answer more often involves a drain than a slope, simply because there is less room to work with.

How much base does a driveway need?
Six to eight inches of compacted modified stone for a typical residential drive on reasonable soil, and more on clay, on soft ground, or where heavy vehicles are involved. We look at what is actually under your property rather than quoting a standard build-up.
