How do I know whether I need maintenance or a new driveway?

Look at the cracking pattern. Straight lines and general greying mean the surface has oxidised but the structure is intact — crack fill and seal, and you have bought several years cheaply. Interconnected cracking in an alligator-skin pattern means the base is flexing, and a new surface over it will crack through within a couple of years.

Areas that visibly sink under a car, or repairs that keep failing in the same spot, point the same way.

Do I need a permit in Chalfont?

Replacing an existing driveway in its footprint generally does not require one. A new access, a widened apron, or a drainage change usually does, and access onto a state route such as 202 additionally needs a PennDOT permit. Chalfont Borough and New Britain Township are separate authorities, so which applies depends on where you are.

Yes, and we will present it in a form a board can act on — a condition assessment, a phased plan across two or three seasons, and per-phase pricing. Handing an association a single large number rarely gets anything approved.

How far ahead should I book?

For spring or autumn work, several weeks at least — those are the busiest windows and they fill. Mid-summer is usually easier to schedule quickly. Emergency repairs we fit in as needed.
